House plans are mandatory for starting construction but it is equally important that you come up with the best blueprints for your future dwelling.

Building authorities usually do not allow construction at a site unless you have submitted a house plan with them. They examine the plan and grant approval if it meets the building requirements and bylaws of that particular region. Depending on the restrictions in the area, you can construct any type of house once you have received this approval. It is, however, important that you come up with such plans that can allow you greater flexibility and room for future modifications.

Selecting the right blueprint

If you are planning to modify your house at a later date then it will be a good idea if you incorporate those changes in the initial plan. It is not necessary to make a complete plan for future modifications but you can leave enough room for that.

You can start making such a plan by focusing on your current needs. How many people will live in the house? What are their future needs? Are you planning to increase your family? Answering these questions will help you in making a rough blueprint about future extensions.

Open vs. covered space

While following the local rules on this, you can take liberties to increase or decrease covered space. If your current living needs are low and there are no future extension plans then it will be a good idea to reduce the covered area. This will allow for a large backyard that you can turn into a garden or an orchard. You can also add a swimming pool or erect swings or cubby houses for children. If there is need for covered space then you can extend the covered area under the provisions of local building law. This may reduce the open space but will save you from spending money on future extensions.

Cost

Equally important is the cost factor. A detailed house plan can give indicators about the expected cost of construction. It can also help you in reworking the design so as to cut down costs.

Successful house plans are those that incorporate future needs into present planning and offer a flexible construction approach without increasing the costs. Be sure to think ahead and make contingency plans for things like the arrival of a new baby, the need for a self-contained flat, a garage and more.
